		<description>Thanks for the information about the class.  What kind of things did you learn from Dave?  I really would like to take one of his classes sometime.  I have been to his website several times.  I even tried to become a ELP but didn&#039;t receive any response back from the staff or Dave.  I wouldn&#039;t say I am a Dave follower but I believe we get our direction from the same place.  I missed a tele-class a church but think he has a great gift of knowledge and encouragement that he openly shares with people.  I will take a class someday or read his book but the reason I had posted the question on my blog was to encourage people to go to someone who has gifts like Dave.  I read his advice and listen to his radio show when I can and have always found it revealing and trust worthy.  It has been so busy lately that I haven&#039;t been able to check out his website in awhile.  So thanks for reminding me, I will go to see the new things being discussed.  Even though I may not be an ELP I have many of the same perspectives and recommendations when it comes to real estate as Dave shares with millions of people.  If someone were to ask I would still recommend going through his program.  Because when you find yourself having questions it is always good to ask advice.  I too am a honorable, ethical and experienced real estate professional who is helping buyers and sellers in the Tri-Cities. 		<description>I most certainly know the 5 things necessary to succeed in this market.  You have asked a question I am passionate about.  Starting in a new community like Tri-Cities feels about the same for me as it did 12 years ago when I first got my real estate license in California.  It was a new and exciting but a little scary too.  It seemed easy enough at the time.  I would get my license and then I would just start making millions and retire.  It started a little slower than that, and I found myself sitting around and hoping someone would call to either sell their house or maybe to buy one.  When it proved to not be so easy I had to try a new method.  My 5 keys to success are 1) Goals, they are a priority with any aspect of success and the best place to start.  For many years now I make a point to take some time in December for a goal setting weekend.  It includes my business, wife, kids, hobbies, and my relationship with God.  Each area gets written down so I can reflect back to it throughout the year to make sure I am on track to accomplish or modify those goals.  It is awesome to pull it out in 6 months to check where you are with them and find out youâ€™re on track.  2) Prospecting to neighbors, business associates, and friends is a big part of making people aware of whom you are and the services you can offer them.   As you begin to make the contact effective by building relationship you will network.  Networking is similar to prospecting as you are consistently available to people.  The only difference is networking is communicating with people you have had business in the past or established a business relationship with.  Being active in prospecting is a must to meeting new contacts who can become lifelong friends and clients.  3) Communication with your clients is huge part of success.  I have heard that within 2 years a buyer will forget their agents name without communication after the sale.  It is hard to imagine that when an agent helps with such a big investment decision they could be forgotten in only 2 years.  As a part of my services guarantee at every interview with buyer or seller I mention communication and the importance it has in the real estate transaction.  I want to exceed their expectations in this area so 2 years from now they still know my name and have it ready to refer to a friend.  4) Technology may be the one thing that has separated many of my colleagues with this new age.  Computers, Blackberry, Internet, Websites, Email and so much more have driven agents to adapt or quit.  I am 39 so technology doesnâ€™t scare me as a matter of fact I am probably above most agents when it comes to technology.  Since I have started I have used software which has evolved to where my clients are able to check daily for up to the minute details regarding their transaction.  It can be sent directly to their phone or email.  Even with the wonders of technology we still often communicate in person.  5) Training is a part of the ever changing real estate industry.  From software to construction methods I feel it is important to make yourself aware and competent in the areas of real estate you call yourself an expert.  Since I started I always found ways to learn about the career I chose.  From training classes to internet the information is there for all agents to become an expert if they choose.  When I sold my first multifamily property 12 years ago I was most definitely a rookie.  Through school, articles, seminars and beating my brain against the wall I learned all about multifamily properties and the methods investors use to determine their values.  I went from selling a duplex with no confidence to a 200 unit apartment complex pointing out things that made it a better buy than they realized.  It is the experiences like this that make me firmly believe training is definitely a part of success in real estate.  It could be how to determine best use of property , how to negotiate on behalf of your client or how to build a new home but in each area you will always find materials to make you a valuable asset to your client.</description>

I love that in the summer, no matter what the temperature is during the day, that every night except perhaps 2 or 3, that we can open our windows and cool the house down.  I love that the crime rate is  low and it is a great place to raise kids.  I have lived here for 19 years and there is nothing  I do not like about the Tri Cities</description>

		<description>We are very happy here in Horn Rapids.
We moved from Riverside California in Sept. I did considerable research on places to relocate to.We looked at areas such as Indianapolis Indiana,Terre Haute Indiana, Spring field Missouri,Idaho Falls Idaho,Portland Oregon,Prescott Arizona and Spokane to name a few. We actually visited all of these areas (Idaho Falls twice). I also did a lot of research on the internet.
We decided on the Tri Cities because of the people, the value of real estate, the geography, the low level of crime and the weather . We stumbled upon Horn Rapids quite by accident as we had originally decided on Kennewick.
The rural atmosphere of Horn Rapids, the beauty and quality of the homes and the wonderful people made us change our mind and move here.
We have been very happy. In particular is the closeness of the community. The people all are friendly and keep a close watch over the area.
We look forward to when there are businesses here .
We definitely recommend the area to anyone who wants value for their real estate dollar and who want a higher quality of life.
